Taking All Responsibilities
As an Owner’s Representative, Tropikos will take on all responsibilities of an absentee or passive owner in the development process. A detailed agreement with the Owner will specify the scope of duties and authority assigned to Tropikos. In this capacity, Tropikos effectively acts as the owner in his/her absence, while maintaining ongoing communication and reporting to apprise the Owner of the project’s status.

Time and Expenses
Tropikos' fee as an Owner’s Representative is based on time and expenses. Our current fees are $200 per hour for professional time and $75 per hour for administrative time, plus actual out-of-pocket expenses. Our Owner’s Representative Agreement is cancel-able upon 30-day notice if, for any reason, you do not feel we are bringing value to your project.

Inspection Report
We provide our clients with weekly inspection reports that are personalized to their home. If your house needs work, we are industry experts and have access to the best subcontractors in the county. We manage projects from start to finish updating you regularly along the way. You can have peace of mind knowing that your home is secure and preserved under our watch.
